COLOCATION DEMAND AND SUPPLY HIGHLIGHTS

The Singapore data center colocation market size was valued at USD 2.01 billion in 2023 and is expected to reach USD 2.40 billion by 2029, growing at a CAGR of 2.96% during the forecast period. The Singapore data center market has undergone significant changes due to the government's moratorium on new data center construction, which was implemented in 2019. The moratorium was introduced because of concerns about data centers' sustainability and environmental impact, particularly their high energy consumption and strain on Singapore's limited land resources. This policy resulted in a pause in new development for nearly two years, impacting the growth of the data center market in the region. However, in 2022, Singapore lifted the moratorium but introduced strict guidelines for new data center projects focusing on sustainability. The new regulations emphasize energy efficiency. Projects must meet specific standards regarding power usage effectiveness (PUE), which is 1.3 or lower, and incorporate green energy solutions. These standards make Singapore's data centers some of the most energy-efficient in the world, but they also raise construction and operational costs.

Singapore remains an important hub for cloud service providers and hyper scalers due to its geopolitical stability and proximity to rapidly expanding digital markets in Southeast Asia. The temporary pause initially led to a supply gap, but with the introduction of new guidelines, established players with operational data centers now have a competitive edge. Also, in July 2023, the Singapore Economic Development Board (EDB) and the Infocomm Media Development Authority (IMDA) approved 80 MW of new data center capacity in the market. Four companies were selected to develop these new facilities: Equinix, GDS Services, Microsoft, and a consortium formed by AirTrunk and ByteDance (the parent company of TikTok). Further, in May 2024, the Infocomm Media Development Authority (IMDA) launched a Green Data Centre Roadmap to support data centers. The roadmap aims to provide at least 300 MW of additional capacity in the near term, with more in the future through green energy deployments.

The Singapore data center colocation market has significant potential for growth during the forecast period. The average occupancy of data center facilities here is expected to reach about 98%, indicating that the vacancy rate will only be about 2% or less by 2029. Furthermore, some of the key colocation operators with a significant presence in the Singapore data center colocation market include Equinix, ST Telemedia Global Data Centres, Nxera (Singtel), Digital Realty, Keppel Data Centres, Global Switch, AirTrunk, Princeton Digital Group, NTT DATA, and other operators.
